Luštica Bay is the largest fully integrated resort development of its type in south eastern Europe. Situated just 15 minutes from Tivat airport, and within easy reach of Podgorica and Dubrovnik airports, it is perfectly positioned in one of the world’s most stunning natural and historical settings.

The project site is an inspiring, wonderfully secluded area along the Luštica peninsula, where rolling hills cascade down to an idyllic coastline. Its 690-hectares will be sensitively developed into a fully-integrated, new town in Montenegro with a state-of-the-art infrastructure.
It will mark the first greenfield and at the same time the biggest investment in Montenegro yet (1.1 billion Euros) and after completion will host a few thousand residents, more than 1000 apartments, more than 500 villas and townhouses, seven hotels, two marinas, a signature 18- hole golf course and a range of public facilities including a school and medical facility.
THE BEATING HEART OF LUŠTICA BAY
While it boasts the beautiful setting, marina, beach and leisure facilities that you would expect to find in a world-class resort, Luštica Bay is so much more than a resort town. The long-term vision of Orascom Development, the forward-thinking company behind Luštica Bay, is to create a living, breathing Montenegrin town, full of energy and vitality all year round. Centrale, Luštica Bay’s town centre, is key to that vision.
A commercial and administrative hub, a cultural centre, a verdant haven and a gathering space, Centrale has been conceived as the new focal point for members of the Luštica Bay community and their neighbours from the
surrounding areas. Construction is now under way and, alongside highly
desirable residential apartments, Centrale will host a range of boutiques,
restaurants, bars, galleries and entertainment, centred around an esplanade, arcade and a multi-purpose piazza. The first phase of development also includes a school, a sports club, a supermarket, a petrol station, a health centre, and police and fire services – in short, everything a community needs to function smoothly day to day. It is anticipated that the latter stages of development, still to be finalised, will include a hospital and a higher education institution.

The five-star hotel – The Chedi Luštica Bay is the first of our seven hotels to
take pride of place within Luštica Bay. Set on the front line of the marina, it is a wonderful setting that takes full advantage of waterfront living. A luxurious refuge within easy reach of the main marina lends to the town’s superb dining experiences, conference facilities and a beachfront pool.

Marina
The state-of-the-art marina at Luštica Bay currently offers a total of 50 berths for boats of up to 45 metres and will eventually accommodate 176 moorings. Its facilities and expert, multilingual marina team meet the needs of all sailors, from beginners to more experienced seafarers. A fuel station and border crossing are planned as a part of the next stage of the marina development, with dry boat storage and a service centre for marina clients to use over the winter months. The next phase of construction is
expected to begin soon and will significantly increase the number of berths available. With the completion of the final phase, Luštica Bay’s marina will be able to accommodate 176 boats.
Golf
Luštica Bay’s star leisure attraction will be its 18-hole Gary Player signature golf course. It will be Montenegro’s first 18-hole championship golf course built on one of the world’s most beautiful golfing spots, with first 9 holes
planned to complete by 2021. On the active front, golfing facilities are already on offer. Golfing takes place during the summer on Luštica Bay’s driving range which boasts breathtaking views of Trašte Bay.
Luštica Development AD was founded in 2008 as a joint venture between
Orascom Development Ltd. (90%) and the Government of Montenegro (10%). As a subsidiary of Swiss Orascom Development, Luštica Development AD is the national project company responsible for developing, building and operating Luštica Bay and will remain a local partner for generations. Its guiding principle is to create a vibrant and prosperous Montenegro through intelligent development of the land using environmentally sound methods.
